About RecastWise

RecastWise does one thing well: it shows you what happens to your mortgage when you put a lump sum toward it — your new payment if you recast, and how that stacks up against paying the same amount as extra principal or refinancing.

We built it because the existing recast calculators stop short. Most show a single new payment and call it a day. They don't show the honest trade-off — that recasting lowers your payment but costs more total interest than extra principal, or that a refinance only wins past its break-even. That comparison is the whole decision, so we put it front and center, with an amortization chart to make it concrete.

How the numbers work

Everything is computed in your browser using standard amortization math — your figures never leave your device. The recast payment re-amortizes your reduced balance over the same remaining term at the same rate, exactly as a servicer does. The extra-principal scenario keeps your current payment and finishes early. The refinance leg uses the rate, term, and closing costs you enter, with a break-even in months.

Honesty about accuracy

This is an educational estimate, not a quote. Recast fees, minimum lump sums, seasoning rules, and eligibility vary by servicer, loan type, investor, and state, and they change over time. Our lender pages label each figure's confidence and show when it was last verified — and we always point you back to your own servicer for binding terms. If something looks off, tell us.
